Property taxes are raised by three government agencies. The average New Jersey tax bill is split across school, municipal, and county services.
A Certified Municipal Assessor establishes market value: what a willing buyer would pay a willing seller. Your assessed value may change for several reasons.
The County Board of Taxation calculates the tax rate, and the tax collector applies that rate to your assessed value. If you have a mortgage, your lender usually collects taxes monthly in escrow.
Is interest charged if I pay late?
Yes. Many towns charge 8% on the first $1,500 of delinquency, then 18% on the balance. Penalties can exceed 24% if total delinquency exceeds $10,000.

The municipality can place a lien on the property. If it is not redeemed within two years, the lien holder can foreclose.

What is an estimated tax bill?
